Project
Southside Commons
Modern HVAC for student housing
Location
Bethlehem, PA
Building Type
Student Housing
Project Scope
ETS provided HVAC solutions for Southside Commons, a 426-bed student housing facility at Lehigh University. Working with Greystar and Bala Engineering, ETS supplied LG VRF and packaged systems to serve apartments, wellness areas, lounges, and amenities across the five-story residence hall.
Stakeholder Coordination
Southside Commons was built as a public-private partnership between Lehigh University and Greystar. With a fast-tracked schedule and multiple stakeholders involved, collaboration was critical. ETS worked closely with Greystar, Worth & Co., Bala Engineering, and the design team to ensure system selection, delivery, and implementation met project milestones. Clear communication and shared accountability helped mitigate potential delays and change orders.

Flexible HVAC for Mixed Spaces
ETS supplied nineteen LG MV5 Heat Recovery VRF systems, three LG packaged rooftop air handling units, and one ductless split system. These served a mix of residential suites, academic rooms, and amenity spaces including fitness areas and lounges. The equipment provided zoned comfort, energy efficiency, and simplified integration into the project’s architectural and mechanical plans.
“Collaboration was the foundation of this project’s success—we all knew our roles and executed with shared focus.”
On-Time Delivery for Complex Facility
Completed on schedule and on budget in July 2020, Southside Commons demonstrates the impact of early coordination and modular HVAC design. ETS’s equipment provided scalable comfort across living units, recreation areas, and learning spaces—supporting the university’s student wellness and lifestyle goals.
